The project in 30 seconds
A colocation data centre campus is being developed as a greenfield project in Schenefeld, Kreis Steinburg, in the Hamburg Metropolitan Region. The site sits in one of the strongest renewable generation regions in Germany. Wind, photovoltaics and battery storage supply the campus, without long grid routes. The offering is aimed at colocation and wholesale tenants, AI and HPC providers, and organisations with high security and compliance requirements.

The energy advantage
The campus is connected to neighbouring large-scale PV plants and wind farms. Long-term supply agreements provide planning and price certainty over decades, and we pass this cost advantage on to our customers. A battery storage system is planned on site, and use of the campus waste heat is envisaged in the longer term.

Technology & security
The campus is designed to Tier 4 principles. Redundancy is part of the plan, not a retrofit.
Adiabatically assisted air-to-air systems with rainwater harvesting. Highly efficient and resource-conserving in operation.
High-temperature liquid-to-chip cooling is planned for dense AI, HPC and GPU workloads.
Actively monitored outer perimeter, biometric access control via iris scan instead of badges, mantrap entry and full separation of technical and customer areas.
Automatic early fire detection and suppression systems are part of the building concept.
Your systems are located in Germany, and German law applies at the site. As a colocation provider, we have no access to your data.

For tenants
The campus is at an early project stage, and that is precisely your advantage: space, cages and build-out stages can still be actively tailored to your requirements, with a build-to-suit character and first-mover conditions.
German data residency, physical security and high availability form the foundation on which you implement your own requirements under GDPR, KRITIS, DORA or BSI C5. As a colocation provider, we operate the infrastructure, not your systems, and have no access to your data.
Capacity grows cube by cube at the same site: from your first space in cube 1 to a full build-out of 17.6 MW IT load.

Modular build-out in 4 cubes from 4.4 to 17.6 MW IT load, option for 2 additional cubes. Expansion follows demand, with capital deployment staged accordingly.
A greenfield site without legacy issues, secured energy supply and a clear target standard based on Tier 4 principles. The fully renewable supply via long-term PPAs supports ESG and CSRD reporting.
Detailed documentation is available to qualified parties under a non-disclosure agreement.
Project status
Site secured long-term under contract, municipal approval granted by local council resolution.
Building permit application submitted, grid connection in coordination and implementation.
Construction starts once permits are finalised, with a first cube of 4.4 MW IT load.
